Here's the biggest unfair advantage for a real estate agent. Real estate agents have access to the deal flow that nobody else has. Maybe off market properties, may it be somebody that is interested in a in a deal, maybe the properties that just come on the MLS or on the market, or who are in your office and in your network. As a real estate agent, you have access to deal flow that nobody else has, and so you have a chance to be an amazing investor because you have access. And so most agents will tell me that the reason that they don't invest is because they don't have ample liquidity, and that is why you should form an investor group. If you, as an agent, went and told a few of your friends, saying that, hey, I get access to deal flow, and we can take them down from time to time, you'd be amazed at the investor group that you can create with the deal flow that you can bring to the table.
