So the question is, how do you find them? Sending your regular market updates is actually a good start, but most homeowners just glaze over the numbers. Why? Because numbers don't start conversations. You do. People need to see you as a resource, not just another real estate agent looking for a deal. Therefore, try this instead. Say, I don't know if you've thought about selling or doing some estate planning this year, but I wanted to send you a quick value and equity update for your review, and then send them the CMA and listen, don't just email the real CMA, print it, hand deliver it. Worst case, mail it. Here's the truth. Every listing starts with the conversation, and our job is to start that dialog, because at the end of the day, all conversion happens in conversation.
