Your buyer list is lying to you—and it’s costing you deals! Here’s how to fix it.

Most agents think they have 15 serious buyers, but in reality, they maybe just got three. And here's the kicker, most don't even know which three, by the way, do you ever get that sinking feeling when you follow up with a buyer and suddenly they are ghosting you? Yeah, it happens all the time, and it does not matter if they sign a buyer up agreement. Heck, here's what's worse, they've talked themselves out of buying because they couldn't find what they want on Zillow, and that's because your buyer list is a lie, and it's actually costing you money. So now here's how to find out who's serious right now, and how to turn every buyer into more listings. Number one, door knock. 25 homes per buyer. Every buyer you're working with represents a real family looking for a real home. And so let the neighborhood know. Knock on 25 doors and tell the homeowners you've got a buyer looking. And instead of dropping a generic I have a buyer letter be specific that, and that alone shows that it's real. That's proof serious buyers will love this, and tire kickers, not so much. Number two, run a targeted Facebook video ad, a simple ad saying, I have a client looking to buy a home like yours, costs almost nothing, but the visibility is huge. The committed buyers, they will love it and excited to see how you're working with them. But the non committed ones, they'll get really uneasy, really quick, here's number three, mail, a letter to every floor plan that fits the buyer's needs. Think about it, most sellers are not on the market yet. They're not on the MLS yet, a simple letter could land an off market deal and your buyer will know you're doing real hard work. The end of the day, buyers who won't let you run these ads, these plays, they're just not serious, or maybe they're just not ready yet. And if they're not serious or they're not ready, they don't belong in your active pipeline. Focus on the real buyers, turn them into real deals, and stop wasting your time on ghosts, because your real buyers are waiting for you to show them your magic.
