The wrong way to invest in Real estate. When I started out in real estate investing, I was told to buy one single family house, wait a few years, maybe refi it, buy another single-family house, wait a few years, refi it, and if you did three houses over three years, you're probably making $800 a month. Yes, that's helpful, but it doesn't move the needle enough to actually generate the passive income you need. if you were buying single family homes, buy 40 of them. Now a portfolio of those makes sense. Don't wait for years to buy 40, buy 40 as soon as possible. Or as an opposite, invest into multifamily like I do, where I know that if I get more units, I get more diversity and I can get the value up from an equity perspective, investing is not just thinking about the stock market and going in one share at a time. Buying real estate is completely different. And a portfolio of assets will do significantly better than one single family home.
