The sales skills are all based on just one thing, The client needs to always be in the right frame. The reason I always suggest do not do the tour first is there is no frame for the tour. But when I could say where can I sit down and strategize? They know exactly the purpose of the next few minutes. There is a strategy conversation coming up when the client knows where you're going and when you know where you're going. It's a very easy conversation. The reason why there's a break in rapport is when you have a break in frame. So, our job is to always get people in the frame.
