The sales skills all are just based on one thing, the client needs to always be in the right frame. The easiest way to get in the frame is by a sorting question. If it's an open house and someone walks in the door, you're like, hi, did you see the signs or did you find us online? All I'm doing is I'm having them tell me one thing so that I can get in frame. So, if the client says, oh, I saw the signs, the next question should not be, do you like strawberry milkshake? Because that's out of frame. The next question would be like, oh, do you live in the neighborhood? Were you here for some other reason? When the client knows where you're going and when you know where you're going, itβs a very easy conversation.
