You ski in Aspen, we ski in Aspen too, and she starts walking around the house, what do I have, rapport with the back of her head. She's walking, I'm walking, we're trying to talk. And then she turns around and that's kind of weird. I'm too close to her **** so I might take a step back And then she's like, did you see our neighbor’s house? My kitchen is way better and I'm like, I haven't even seen your kitchen yet. Have you seen another home in the neighborhood? She's asking me all these questions. I ain’t even have half the tour yet. Why do you do the tour first? Because some dude, 47 years ago, who's never talked to a client in his life, told you to do the tour first. If I give you a listing and you have never seen the house, could you sell it? 100%. But here's what you do instead. When you enter the house, you do this saying, hey, Marshall, thank you so much for having us. Where can we sit down and strategize? She's like, well, what about the kitchen and the living room? Either way, think what’s more comfortable for you. And then we sit down, because once I sit down, it gets very easy after that. Your house. My process.
