What is the #1 thing you're missing to win more listings, that is, you think you want your charisma to shine through in that listing appointment, in the living room. That is not it. What is gonna matter, what is gonna move the needle is to win before you arrive. Before you get there, what makes you the default choice? A lot of times I want the client to see that weβve already started working for them like they already feel a sense that they hired us. I use a very simple strategy called the Magic whiteboard. I get to show a client the strategy that we're doing on a whiteboard. We'll take a picture of it and send it to the client saying, hey Mr. Mrs. client, looking forward to meeting with you tomorrow. Our team has already started building a plan to bring your home to market. When they see it visually, in anchors the fact, a proof over promise and it tells them that Sharran is already working for me. I should work with him. But the most important thing to actually win more listening in todayβs market is to win before you arrive.
